I just acquired practice space to be used for massage therapy in the
Springwood Professional Center, 464 Herndon Parkway, Herndon, VA. I have
two adjacent windowed offices that are part of a 7-office shared facility,
which I plan to fully furnish and use as follows:



1. Practice room (approx. 12x14 ft) - Massage and personal fitness training

2. Business office (approx. 10x10 ft) - Client reception and storage



Please note that the space is located on the 2nd floor and there is no
elevator. This may be a problem for you if you see a relatively large
number of handicapped clients. Please call if this is your only concern.



COMMON FACILITIES

Shared space in the complex offers the following:

- Access 24-hours per day

- 5 minutes from Reston Hospital and Reston Town Center

- Approx. 2 blocks from Fairfax County Parkway and the Dulles Toll Road

- Common conference/training room (12x22 ft.) - possible fee for use

- Heating/air condition available 24 hours per day

- Shared kitchen privileges and rest room

- Utilities included in price



YOUR COST

I would like to share the space with other like-minded practitioners as
follows:

- Per use basis - hourly or commission (e.g., 20 to 30%) of gross revenue

- Monthly fixed price based on anticipated usage (est. $100-$300 per month)

- Willing to discuss creative payment plans, including barter for services



SPACE AVAILABILITY

My normal practice hours are currently:

- Monday - 10 am to 7 pm.

- Tuesday, Thursday, and Friday - 8 am to 7 pm.

Actual appointment times vary week to week. The practice space, and most
likely the office as well, would not be used by me on most Wednesdays,
Weekday evenings, and Weekends.



ADDITIONAL OPPORTUNITIES

- Shared advertising and marketing costs

- Client overflow / referrals / coverage during absences
